P.M.C. Hill Real Estate is the trading name of Alrya Holdings Pty Ltd which is owned and operated by Melanie and John Marshall. Melanie is a fully licensed Real Estate agent and is the licensee of the company.

Our business specialises in water access only properties on Scotland Island and the Western Foreshores. The Western Foreshores comprise the western side of McCarrs Creek, Elvina Bay, Lovett Bay, Little Lovett Bay and Towlers Bay, and are often referred to as "the Bays".

While being part of Sydney the residents of this area enjoy a lifestyle greatly different from that of their "mainland" neighbours. The Island and Bays have a great sense of community and a somewhat rural atmosphere.

Scotland Island and the Western Foreshores

The Island and Foreshores are serene and safe. Heaven for kids and animals and pretty good for adults as well !! The roads are mainly unmade. The area is generally hilly and has many trees which are predominantly grey gums.

The Island community is very special. It is a friendly place where you can quickly feel part of the community if you wish or you can be very private.

It is made up of people from all walks of life from all over the world and of all ages. This makes for an exciting environment where you are likely to feel comfortable just being yourself.

Since this area is water access only there are a number of questions which do not normally arise when looking at property. We will try and preempt some of these questions and answer them below.

Frequently Asked Questions

How do I get there?

  1. Ferry. The ferry runs every hour from 5am till 7pm and more frequently during busy periods.
  2. Water taxi. This is a 24 hour service.
  3. Boat. Have your own boat.

Are there cars on the Island?

Yes there are however not very many. Vehicles have to be brought over by barge and are preferably 4WD as the roads are unmade. Your usual car stays in the carpark at Church Point.

There is a Community Vehicle which can be hired for passenger transport.

How do we move onto the Island and Western Foreshores ?

There are a variety of trucks and barges which work in this area and can either do the whole removal job for you or can take your truck or your goods from Cargo Wharf Church Point to your destination over the water.

How do we get goods over ?

Either transport them yourself or employ the Co-op which is located at Church Point to transport them for you.

There is a grocery service on the Island which will do your shopping and deliver it and even put fridge items in the fridge!!

What happens if it rains ?

Either ride the ferry which is cosy and dry or put on some wet weather gear and protect your good clothes and shoes in waterproof bags.

What is the water supply ?

The water is rain water collected in tanks. There is an emergency water supply on the Island which households can use during dry periods for a fee. (There are no water rates.)

What is the sewage system?

The sewage system is generally a septic tank with trenches in the ground. These need very little maintenance. New houses are being required to fit the bio- cycle type systems out of which the water is so clean it can be attached to a garden watering system.

What provision is there for children ?

  • There are many childminders either on a casual or evening basis or for long day care work.
  • There is the Island Kindergarten which caters for children from 3yrs to school age, currently 2 days a week.
  • There are school ferries which pick up the children from various wharves around the island and take them to primary and secondary schools on the peninsular, either by meeting the school buses or, in the case of Newport Primary, by going close to the school where the ferry is met by an adult who takes the kids on to the school.

Are there any shops ?

No, on the Island there are only residential blocks, parks, a kindergarten, a community hall and a fire station.

Pittwater               

Pittwater is a partially enclosed body of water 20 or so kilometres to the north of Sydney CBD. It is enclosed to the east by a peninsular where Newport, Avalon and Palm Beach are located. To the west Ku-Ring-Gai Chase National Park is its boundary and to the south Church Point and Bayview. It opens to the North into the mouth of the Hawkesbury River.

It is truly a magnificent waterway.
